The Dorr Township Planning Commission Tuesday night was busy approving two site plans and two rezoning requests.
Getting the green light from the commission, but still awaiting action from the Township Board were requests to rezone a 40-acre commercial and agricultural parcel to B-1 residential and to rezone a 20-acre lot from commercial and agricultural to mixed use planned unit development (PUD).
The site plans approved were for yet another storage business and for a truck equipment storage facility.
• Gregg Dykstra asked for B-1 residential rezoning for 40 acres at 1872 142nd Ave., not far from South Park. It was noted the township’s master plan for the parcel calls for low-density residential.
It also was noted the Parks Commission had been looking ta the land last year.
Commission Chairman Robert Wagner abstained from the vote because he owns property nearby and thus would be affected.
• Richard Mellema requested the mixed use PUD for the 20 acres at the northeast corner of 142nd Avenue and Commerce Drive.
Eric Thompson, representing Professional Code Inspections, said the owners were seeking “a broader range of uses for the property.”
Commission Vice Chairman Robert Traxler remarked, “I can see this passes the common sense test.”
• Travis Tate, on behalf of Burgess Concrete outlined site plans to construct a 12,000-square-foot pre-engineered steel building on 3.5 acres, already zoned industrial at 4710 12th St. The project, which received a setback variance from the Zoning Board of Appeals, will include a concrete drive.
The approval was contingent on approval from the Allegan County Drain Commission and approval from PCI for lighting and a dumpster.
• Jeff Green explained the site plan for a self-storage business with five buildings at 4218 Century Dive near 142nd Avenue. The property and all surrounding parcels also are zoned commercial.
Green said there are plans by developer MJI Properties to plant 29 trees along Cenury Drive and 142nd Avenue, but more green buffer will be needed for screening from houses in the back of the parcel.
Other than Wagner’s abstention, all votes were unanimous.
