Already known as one of the busiest roads in Allegan County, 142nd Avenue in Dorr Township is very likely get even busier soon.
The Dorr Township Planning Commission Tuesday night agreed to recommend plans for a business and industrial project across the street from the industrial park on Commerce Drive and plans by Caleb Fifelski to establish a towing business just to the east of the Dorr Bible Church.
Matt Conlee from the Portage-based land developer Clark Logistics Group presented a rezoning request, from E-commercial and F-agricultural to mixed used commercial and industrial, paving the way for an industrial park with warehouses.
The south portion of the 48-acre parcel is borders Bysterveld County Park to the west.
Plan Commission Chairman Dan Beute cmmented, “I think it’s a great fit. We’re going to need more industrial property.”
Jason Derry of Professional Code Inspections added, “The (hilly) parcel is not particularly conducive to farming.”
Clark Logistics is in the business of obtaining land and selling it for industrial and commercial uses.
The proposal will go before the Dorr Township Board at its regular meeting in January.
Caleb Fifelski, son of longtime Marathon gas station and towing service owner Billy Fifelski, applied for a special use permit to establish a towing facility inside the E Commercial District. The parcel is located at 1486 142nd Ave. He already is proprietor of the local towing service he purchased from his father before the gas station was sold earlier this year.
Fifelski said his plans are bring disabled vehicles to the site after crashes occur and place them inside a fenced-in area. He said most of the disabled vehicles will be at the location for a week or less.
The commission approved the site plan pending review by Fire Chief Gary Fordham and the Allegan County Drain Commission.
The votes on both proposal was 6-0-1, with Commissioner Jody Schaendorf abstaining because of a possible conflict of interest.
In other business at Tuesday night’s meeting, the commission:
- Again tabled until Jan. 21 a site plan request from Jesse and Tori Rodriguez, who have remodeled an old school house on 18th Street north off 142nd Avenue and want to turn it into a coffee shop. They want to add a small parking lot.“It looks very promising, very thorough,” Derry said of the couple’s plans.
- Learned from PCI that the DonJon project’s permit has expired and its permit pulled because the building is becoming an eyesore.
