Wayland Self-Storage wins recommendation for rezoning to B-2

Selden and CarlsonThe Wayland City Planning Commission Tuesday night recommended rezoning for expansion of Wayland Self-Storage at 1050 133rd Ave.

Glenn Carlson, owner of the property, noted half of the parcel was zoned business (B-2) and the other half industrial (I-2). He asked to have the entire property zoned B-2 to better accommodate plans for an addition.

“Whether it’s I-1 or B-2, to me, there’s not a lot of difference,” said Janis Johnson, the city’s planning consultant from Wade Trim. She added that in the request’s favor, the B-2 zoning “is already in place.”

Planning Commission member Gary Ragan said the recommendation is being made, “Because it’s a good fit and it would be advantageous to benefit those involved.”

Commissioner Virgil Gleason added, “The consistency and the lack of conflict is enough rationale for me.”

The Planning Commission also granted site plan approval on five conditions, including approval of variances by the Zoning Board of Appeals, cutoff of lighting fixtures, direction from the city on handling fencing infringement, and approval in writing from Wayland Township on stormwater retention and an access drive.

The recommendation now will go before the City Council at its next meeting Sept. 21.
